Before Premium Structures, owner Mark Stoltzfus spent decades building custom homes in Pennsylvania. In 2022 the family brought that craftsmanship to Fair Play, Missouri, with log cabin tiny homes as our main focus.
We run the business on integrity, craftsmanship, putting people first and our faith. That means straight answers on your call and a building that matches what we promised.

Missouri builders who haul what they build
We're a family-run shop in Fair Play, Missouri, backed by almost 35 years of custom home building. Today we build log cabin tiny homes and portable buildings for people who want them done right the first time.
Our story
New to Missouri, not new to building
Premium Structures is a fairly new business here in Missouri, but we're not new to the industry. Mark Stoltzfus, Jacob's dad, has been building custom homes for almost 35 years. Back in Pennsylvania he built houses for respected builders such as Costello Builders and Keystone Custom Homes, among many others.
In 2013, Mark and two partners started New Holland Builders LLC. The business ran smoothly, but the family's desire for adventure and a move to the Midwest never faded. In 2020 we moved from Pennsylvania to a ranch in southwestern Missouri.
In 2022 Premium Structures was born. Instead of building large custom homes, we chose a different path: the portable structure industry. Today we build cabins, sheds, garages and much more, with log cabin tiny homes as our main focus.

Questions buyers ask us most
Do you deliver outside Missouri?
Yes. We build in Southwest Missouri and deliver anywhere in the mainland USA (the lower 48 states). Cabins travel as permitted oversize loads. Tell us your address on your call and we'll plan the route and quote delivery. See all delivery areas.
Do you do custom builds?
No. We build a set line of models so every building is one we know inside and out. You pick the model, choose from the sizes we offer for it, and choose your colors.
How long does a build take?
It depends on the model, your options and our current schedule. We'll give you a firm timeline in writing with your quote.
What do I need to prepare on my property?
Most buildings sit on a level gravel pad or blocks, and the truck needs a clear path to the spot. We'll tell you exactly what your site needs before delivery day.
Do I need a permit for a tiny home or shed?
Rules vary by county and city, especially for cabins used as overnight stays or rentals. Check with your local planning office. We'll tell you what details to ask them about.
Is there a warranty?
Yes. Every building comes with a 2-year warranty on materials and workmanship, starting on your delivery date. It extends to 5 years on sheds and 10 years on recreational buildings set on a proper concrete foundation, and 10 years on park models properly placed on concrete pillars or blocks and anchored. Claims are made by email with photos. Read the full warranty.
How do deposits and payment work?
When you buy a building outright, we require a 50% deposit. Once your deposit is processed, we start building. The deposit is non-refundable because it goes straight to buying materials for your building. The final payment is due on delivery. Rent-to-own orders through SmartPay don’t need the 50% deposit; SmartPay usually asks for just your first monthly payment to get started.
Do you offer rent-to-own?
Yes, on buildings under $25,000, through SmartPay Rentals. It’s a rental agreement with monthly payments, not a loan, and SmartPay offers an early purchase option. There’s no 50% deposit on rent-to-own; SmartPay usually asks for just the first monthly payment to get started. The monthly amounts on our price cards are estimates; SmartPay sets the final terms.

Who we share it with

How long we keep it
We keep inquiry and booking records as long as needed to serve you and for normal business records, then delete them. Security logs are kept for a short period.

Every customer receives a copy of this warranty with their building; the copy you receive, filled in with your delivery date, is the one that applies to your purchase.
1. Warranty coverage
This warranty covers defects in materials and workmanship for work performed by Premium Structures LLC. Coverage begins on your delivery date and continues for the period below. Once a warranty claim has been confirmed, Premium Structures LLC covers the materials and labor needed to fix the covered defect.

Which line applies to your cabin: The Kodiak is sold as a park model. The Cub can be ordered as a park model or as a recreational building; your purchase agreement states which one you bought.
2. Exclusions
This warranty does not cover damage that is weather-related, caused by misuse or abuse, or that occurs during delivery. The warranty only covers defects in materials used or labor performed by Premium Structures LLC.
3. How to submit a warranty claim
All warranty claims must be submitted by email. Email sales@premiumstructure.com with photos and a written description of the problem. Warranty claims can’t be processed by phone. After we receive your claim, we’ll arrange an inspection in a timely manner and determine whether the issue came from a construction error or happened afterward.
4. Maintenance requirements
Proper maintenance is required to keep this warranty valid. Damage caused by lack of maintenance is not covered.
- Sheds generally need no maintenance unless plumbing has been installed.
- Recreational buildings are relatively low-maintenance, but must be winterized whenever temperatures are expected to drop below freezing.
- Log cabins must have the exterior refinished with an approved stain every 3 to 5 years.

Photos show examples of past builds. Models, sizes, colors and features may change. Prices shown on the site come from our current price list and may change; delivery, taxes and add-ons are not included. Rent-to-own monthly amounts are estimates; see Rent-to-own below. Nothing on this site is a binding offer or price quote. Your written quote and purchase agreement control the details of any purchase, including price, timeline, delivery and warranty.
Orders, deposits and payment
For buildings bought outright, we require a 50% deposit. Once the deposit is processed, we begin building. The deposit is non-refundable because it is used right away to buy materials. The final payment is due on delivery. Your written quote and purchase agreement list the full details.
Rent-to-own
Rent-to-own is available on buildings under $25,000 and is provided by SmartPay Rentals, LLC, not by Premium Structures. The 50% deposit does not apply to rent-to-own orders; SmartPay usually requires only the first monthly payment to start. SmartPay’s rental agreement sets the payments, terms and early purchase options. Monthly amounts shown on our site are estimates only.
Warranty
Every building comes with our Customer Product Warranty. See the Warranty page for coverage, exclusions, maintenance requirements and how to file a claim. The warranty document you receive with your building controls.
Booking calls and sending messages
Booking a call reserves a time for us to phone you. Sending a message or a price request through our Contact form lets us reply by phone, text or email. Neither creates a purchase obligation for you or us. We may need to reschedule and will contact you if so.
Acceptable use
Don't misuse the site: no spam, automated scraping, attempts to break security, or submitting false information. We limit how many requests can be sent and may block abusive traffic.
Third-party sites
Links to Facebook, Instagram, Google, the BBB, Airbnb and others are for convenience. We don't control those sites.
Intellectual property
The Premium Structures name, logo, photos and content belong to Premium Structures LLC and may not be copied without permission.
Limitation of liability
The site is provided "as is." To the extent allowed by law, Premium Structures LLC is not liable for indirect damages from using the site. Missouri law governs these terms.

Our goal
Premium Structures wants everyone to be able to learn about our buildings and book a call. We aim to meet the Web Content Accessibility Guidelines (WCAG) 2.2, Level AA.
What we've done
- Semantic headings, landmarks and a "skip to main content" link.
- Full keyboard access, with visible focus outlines.
- Text alternatives for photos, and color contrast checked against AA ratios in light and dark mode.
- Labeled form fields with clear error messages.
- A pause button for the homepage video, and reduced motion when your device asks for it.
- A before-and-after slider, photo carousels, price pickers and the cabin tour, all usable with a keyboard (buttons and arrow keys).
Known limitations
We're still working on a few areas:
- Homepage video: the silent shop video has a text description but no separate audio-described version.
- Service area map: the drawn Missouri map is simplified and not to scale. The full address and a text list of delivery areas are provided alongside it.
- Photo details: photos describe what's visible but don't list exact dimensions. Ask us and we'll give you the specifics.
- Cabin tour floor plan: the Kodiak floor plan is a simplified drawing, not to scale. Every room can also be reached with the Back and Next buttons, and each stop has a written description.
- Third-party sites: Facebook, Instagram, Google, Google Maps, the BBB and Airbnb are outside our control and may not fully meet WCAG 2.2 AA.
